What is the useable area?
The useable area is literally the area that is actually used by the head of household. In professional terms, it is the sum of the net area of each floor plan of a building that is directly used for production or living. The calculation of the usable area of a home provides a more intuitive picture of how the home is used, but it is not generally used to calculate the price of a home for sale.
Intra-set usable area is the area of the space used in the house within the set, and the intra-set floor area of the house (GB/T 17986.1-2000 B1.2) consists of three parts: intra-set usable area of the house, intra-set wall area, intra-set balcony floor area; floor area: floor area = intra-set floor area + apportioned common parts area; formula for calculating intra-set floor area: intra-set floor area = intra-set usable area + balcony area + wall area.
How to calculate the area used in the set?
The area used in the set of houses is the area of the space used in the set of houses, calculated according to the following provisions:
1, the area used in the set is the sum of the area of the bedroom, living room, corridor, kitchen, bathroom, storage room, closet and other spaces in the set;
2, the set of stairs according to the sum of the area of the natural layer into the use of the area;
3, not included in the structural area of the set only chimneys, ventilation channels, duct wells are included in the use of area;
4, the thickness of the interior wall decoration is included in the use of area.
What is the difference between the useable area and the building area?
Difference 1: construction area is greater than the use of area, construction area minus the indoor wall area is both the use of area within the set.
Difference 2: The usable area is not used as the calculation of the purchase price, and the purchase price is calculated according to the size of the building area.
Difference 3: The part of space contained is different, the floor area includes the use area, the area of the interior wall, half of the area of the exterior wall and half of the area of the subdivided wall. The useable area of the set includes the sum of the net area available for use of its kitchen, dining room, living room, bedroom, etc., without all the floor space of the internal and external walls.
